Energy Efficiency in Dubai Heat
Modern inverter split ACs have a huge efficiency advantage in Dubai's climate specifically because they can modulate output. A 45 °C afternoon in July might need 90% of a unit's capacity; a 28 °C evening in November only 20%. Non-inverter ducted systems generally run flat-out or off — they can't sip. In our field measurements across 200+ Dubai homes, switching a whole apartment from non-inverter splits (or an ageing ducted system) to modern inverter splits cut cooling-related DEWA usage by 25–35%.
Maintenance & Repairs
Splits are simpler and cheaper to maintain — each unit is independent, so a failure only takes out one room. A typical service costs AED 149 per unit and takes 30 minutes.
Central AC requires access to the AHU (usually in a service cupboard), duct inspection, and often technician access to the ceiling void. A full service on a ducted villa is AED 800–1,600 depending on the number of zones. When something fails, downtime is total — the whole house is off, not just one room.

Studio or 1-bed apartment
One inverter split, 1.0–1.5 ton, in the living area. Optional wall unit for the bedroom. Total install: AED 2,400–4,500.
2–3 bed apartment (Marina, JLT, Downtown, Business Bay)
One inverter split per bedroom and one in the living/dining area. Absolutely the best value in Dubai. Install: AED 9,000–14,000, monthly DEWA AED 700–1,100.
Townhouse or small villa (up to 300 m²)
Ducted split system (indoor unit hidden in the ceiling, single outdoor unit) per floor. Feels like central AC, costs like split AC. Install: AED 22,000–35,000.
Large villa (350 m² +)
Full ducted central AC or a hybrid: ducted VRF for common areas, individual splits for bedrooms with different schedules. This is where central genuinely wins.
District cooling villa / apartment (Downtown, Business Bay, JLT chilled)
You don't choose — the developer chose. Focus on FCU maintenance and setting reasonable temperatures; efficient use is your only lever.
